Internal Rate of Return

Conventional cash flows only: one initial outflow followed by nonnegative inflows at equal period-end intervals. IRR may be negative; multiple sign changes are intentionally rejected.

Formulas & assumptions

EMI = P × r / (1 − (1+r)−n); r = annual rate / 1200. At 0%: P / n.

DSCR = cash available for debt service / debt service.

Break-even units = fixed costs / (unit price − unit variable cost).

NPV = −initial investment + Σ CFt / (1+d)t.

EMI assumes fixed interest, monthly reducing balance, payments at month-end and no fees. NPV assumes cash flows at each period-end. Match cash-flow periods to the discount rate. DSCR inputs must use the same period; lender definitions may differ. Break-even assumes constant unit economics and rounds required units upward.

Tax estimators are deferred until tax-year rules and an update owner are verified. No outdated tax rates are assumed.

IRR is the per-period rate that makes NPV zero. EMI schedules round each line to ৳0.01 and adjust the final installment. Downloads remain on your device; inputs are not saved or sent.
